00 - SPECIFICATION – GENERALLY

1.0 GENERAL

1.1 The following descriptions of materials and workmanship apply to the whole

of the Works regardless of the trade headings under which they have been described and shall be read in conjunction with the Drawings and Bills of Quantities/Schedule of Rates*

1.2 Where trade names or catalogue numbers are mentioned in this Specification,

Drawings or the Bills/Schedule of Rates*, the reference is intended only as a guide to the type of article quoted or material required Subject to the approval of the Architect, the Contractor may substitute any article or material similar and equal to those described by reference to trade names or catalogue numbers All proprietary materials or processes specified in this Specification, Drawings or the Bills of Quantities/Schedule of Rates* are to be used or carried out strictly in accordance with the manufacturer's instructions and recommendations

1.3 The Contractor must make allowance in his unit rates to cover for all

requirements in the Specifications

1.4 The Contractor shall ensure that these requirements in the Specification be

strictly adhered to when carrying out the Works, unless otherwise instructed

3.0 TESTS TO ESTABLISH ACCEPTABILITY OF WORKS

Any tests that are proposed by the Contractor as a result of failure to comply with the requirements of the Specification shall be at the Contractor's expense The Contractor shall also be responsible for any delay caused

4.0 REGULATIONS AND BYE-LAWS

It shall be the Contractor's responsibility to ensure full compliance with the relevant regulations and by-laws of the local Authorities in Vietnam

5.0 SAFETY REGULATIONS AND TEMPORARY WORKS

The Contractor shall be responsible for the strict observance of all necessary safety requirements to comply with the requirements of the local authorities

on site operation safety and all temporary works

The Contractor shall employ a Professional Engineer who shall be fully responsible for the design and supervision of all temporary Works carried out

in relation to the Works The Professional Engineer shall endorse and submit all structural drawings and calculations pertaining to the temporary works in compliance with the requirements of the local authorities

6.0 SOIL INVESTIGATION REPORTS

Refer to the Civil & Structural Engineer

7.0 LEVELS

Site levels, either spot or contour, and all other levels shown on the drawings are referenced back to the topographical survey plan prepared by the Survey Department of the Department of Natural Resource and Environment The Contractor shall check and verify all exisiting levels as indicataed on the drawings including the survey plan prior to the commencement of work Any discrepancy which he discovers in respect of this information shall be brought

to the attention of the Architect prior to the commencement of work

All costs and expenses arising out of the necessity to apply for the licences, permits, permissions, etc shall be borne by the Contractor

If, in the opinion of the Architect, it is deemed necessary by reason of the safety of the Works, or for the restoration of interrupted services, the Contractor shall, when so ordered, carry out the Works or any portion thereof continuously by day and by night without extra charge

10.0 SAFEGUARDING PROPERTIES ADJACENT TO SITE

The Contractor's site procedures and method of working shall at all times be such as to limit to a practical minimum any settlement and lateral movement

of the ground and buildings around the Site

The Contractor shall be responsible for any damage or movement in adjacent properties including roads, paved areas, drains, services, building, street furniture, and underground structures of any type

Allowance shall be made for all ancillary treatment and all work necessary to ensure the stability of roadways, adjacent structures, services and underground constructions and for all remedial Works needed to make good any damage to the satisfaction of the relvant Authority or the Architect The Contractor must take due care to safeguard all existing services and culverts that will be affected by his work

The Contractor must include all underground pipes and/or cables detection works deemed required to carry out the work safely Due care must be taken when excavating the boreholes and the Contractor will be responsible for any damage done to these services and culverts as a result of his Works

11.0 REINSTATEMENT OF ROADS AND STREET FURNITURE

The Contractor's work shall make allowance for the reinstatement of all the street furniture, and the foundation and surfaces of any roads, kerbs, walkways, and footways etc disturbed by the Works both within and all the adjacent areas of the site

The Contractor shall allow for the complete reinstatement of all surfaces damaged in side-tables, and all other Private or Government Lands to the satisfaction of the Architect and the respective Local Authorities

Permanent reinstatement must be carried on receipt of a direction from the Architect and the reinstatement shall be completed as soon as possible The Architect may instruct the Contractor to reinstate the roads in sections as the work proceeds

The reinstatement must comply with all requirements of the Department of Natural Resource and Environment, Department of Transportation and Public Works, and after relevant Authorities in Vietnam Any work not conforming in standard or extent to the requirements of the Architect or the Authorities must be immediately removed and replaced

12.0 CHECKING AND MONITORING

The Contractor shall provide all necessary instrumentation for the close and continuous checking of the movements of adjacent structures, services, and underground constructions

no extra cost

14.0 RESPONSIBILITY

responsibility for the quality of materials and the standard of workmanship in the finished works and for the strength and durability of the finished Works

15.0 DESCRIPTION OF SUBSTRUCTURES AND SUPERSTRUCTURES

Refer to the Civil & Structural Engineer

In case of any discrepancies between legally approved documents and the existing site condition, it is Contractor’s responsibility to inform the Architect and Employer’s Representative prior to commencement of works

The standard of quality measurement shall be to the level of compliance with International Standards of Practice, Code requirements and Specification

The Contractor shall submit together with his tender a detail programme showing clearly how he proposes to complete the Works within the contract period

All the information given must comply strictly with all the requirements specified

18.0 RECORDS AND CERTIFICATES

Copies of all records and certificates, including manufacturer's or supplier's certificates of tests, shall be kept on site and be available for inspection at any time

Works test certificates shall be sent to the Architect immediately once they are available, all other records and certificates shall be sent to the Architect upon completion of the Works unless otherwise directed

19.0 CERTIFICATES FOR MATERIALS

All materials shall be manufactured and tested in accordance with the appropriate local Vietnam and/or International Standard or as specified Where certificates of manufacture or tests are available for materials proposed for use in the Works the Architect may direct that independent testing is to be carried out to determine compliance with the required Standards and Specification

As a Greenmark & LEED requirement, used materials shall be Sustainable Products that are certified by approved local certification body and are applicable for non-structural building components and construction

• Acoustic Ceiling board,

• internal Partition/Panel Board/ Drywall,

• Precast road kerb,

• Precast channel drain,

• Precast wheel stopper,

• Toilet cubicles

• Waterproofing for Roof and Toilets

• Subsoil Drainage for landscape

• Cool paint for exterior paint

manufacturer's name, brand name or any other data that may be required to verify the exact nature of the material and relate it to the requirements of the specification

Works test certificates shall include, whenever applicable, the location in the Works or the delivery or batch which the sample represents

Where the Contract Documents allow the Contractor a choice of materials to

be used in the Works, the materials chosen and their proposed sources of supply shall be subject to approval

Alternative to the materials specified or shown on the drawings may be permitted subject to the Contractor providing full details of his proposals before the related work begins

All submissions should be accompanied by a test certificate or similar evidence that the material complies with the requirements of the specifications

Unless otherwise directed, bulk orders for materials shall not be placed before the sources and samples of the materials have been approved and the results

of any preliminary tests required by the specification have been accepted

20.0 HOLES, CHASE, INSERTS AND FIXINGS

The Contractor shall obtain approval for the size and positions of any hole, chase, insert or fixing required by himself before the related work begins Unless otherwise specified or approved all holes and chases shall be formed, and any inserts or fixings shall be built-in at the time of construction No part

of the Works shall be cut or drilled without approval

21.0 COMPLIANCE WITH LOCAL AUTHORITIES' REQUIREMENT

It shall be the Contractor's responsibility to ensure full compliance with the relevant regulations and by-laws of the local Authorities

The Contractor will be held responsible for any delays due to the stoppage of work on site by the Authorities for non-compliance with the above He shall pay all charges levied by the Authorities which have jurisdiction on the areas

of his non-compliance

22.0 BREAKING UP OF EXISTING WORKS

Before the breaking up of existing works, the Contractor shall seek the permission of the Authority concerned and the Architect to carry out such works All costs and expenses incurred including the reinstatement if required shall be borne by the Contractor

23.0 OBSTRUCTIONS

An obstruction is defined as material the excavation of which requires additional effort Upon encountering an obstruction, the Contractor shall immediately inform the Architect and shall agree with the Architect the method to be employed in removing the obstruction

No claim for additional cost shall be allowed for excavation through difficult ground conditions no matter how adverse or for the removal of boulders

24.0 BLASTING

Blasting shall not be permitted without the written approval of the Architect, the relevant Authorities and the Employer The Contractor shall engage a specialist sub-contractor to provide consultancy services on the blasting and

to execute blasting on the site The specialist sub-contractor shall be solely responsible for obtaining any necessary permits and approvals from the relevant Authorities for the use of and storage of explosives The Contractor shall only engage specialist sub-contractor approved by the Architect and prossesses the required license for its operation to provide this service Details of all proposed blasting operations shall be submitted to the Architect with as much advance notice as possible and at least 24 hours prior to blasting These shall include charge calculations and expected ground vibration levels

In any blasting works, the Contractor shall take into account the specified threshold vibration levels of all computer installations of all buildings in the vicinity of the project site The Contractor shall comply with all regulations of the relevant Authorities and take all precautions necessary to avoid damage

to buildings and other property Should any damage be caused this shall immediately be made good at the Contractor's own expense

25.0 DEFECTIVE WORK

or workmanship in any part of the Works fails to comply with the Specification, that part of the Works will not be accepted and may be classifed as defective All work classified as defective shall be cut and removed from the Works and replaced with other in an approved manner

The extent and nature of any measures required as a result of defective work shall be determined by the Architect

26.0 DISCREPANCY BETWEEN CONTRACT DRAWINGS OR CONTRACT

DOCUMENTS

In the event of discrepancy between Contract Drawings or between Contract Documents and unless these were brought to the attention and resolved by the Architect before the submission of the tender, the more stringent of the requirements shall prevail and the Contractor is deemed to have priced his document accordingly No claim whatsoever on this account will be entertained

4 The details in this document indicate the design intend All final details subject to change according to manufacturers' or specialists' accessories and detail The contractor has to submit and get approval for the following items to architect prior to fabrication & installation on site:

b Shop Drawing

- Include elevations, sections and specific details

- Show anchorage details and connections for all component parts

c Mock-up on site for requested elements, including but not limited to:

- Trade mock-up unit

- Balustrades

- Various aluminium louvers

- Façade paint

- Canopies, façade cladding

5 The tender drawings, details and specification provided described the general scope and essence of the works in terms of architectural design concept and principal dimension It shall be the Contractor's responsibility

to develop the works with detail shop-drawings in compliance with the performance requirements, latest relevant industry standard and local by-laws and regulations including making any technical modifications within the design intent for that purpose without any additional cost to the contract The shop drawings shall be subject to Architect's review and approval

6 All structure dimensions, partition walls, roof, columns, external columns

in the architecture drawings indicate minimum Architectural Design Intent dimensions which are not supported by engineering calculations All indicated works shall be calculated by specialist's PE and endorsed for Architect/Engineer/Client's approval prior construction as part of Specialist's Costing for Work

7 All levels shown on floor plans are finished floor levels

8 Toilet walls with tiles finished up to ceiling height, unless otherwise stated

9 Plumbing and Drainage system to be submitted separately by M & E Engineer

11 All paints to be low VOC

12 All mild steel to be hot-dipped galvanized and painted to specifications unless otherwise stated

14 PE's Design, Calculation, Endorsement & Certification is required for the compliance of the selected & installed glass panels with the Building Code

on "lateral loading & relevant Code of Practice/ Singapore Standards on wind load

15.PE's Design, Calculation, Endorsement Supervision & Certification is required for the following items (including mechanical fixing):

a Glass Wall Partitions

b False Ceiling / Light Pelmet / Lightweight Partition Wall

c Skylight / Glass Canopy

d Trellis / Aluminium Louvres / Decks

A – MASONRY WORKS SPECIFICATION

1.0 GENERAL

1.1 Scope

1.1.1 The scope of work shall include all materials, labour, installation, tools,

fastenings and reinforcement devices and all accessories necessary for the erection of the masonry works Whenever a material, item, article or product

is specified by trade/ brand name, manufacturer's name or catalogue reference, the Contractor may use its equivalent in the Works

1.1.2 All works in this section shall comply with the requirements of the contract

documents, drawings and schedules

In the event that differing standards are specified, the most stringent standard shall apply

1.2 Standards

1.2.1 All applicable standards and codes shall establish a minimum standard of

quality The Architect or Employer’s Representative reserves the right to accept only the best grades of standard products which will provide finished work of recognised performance and characteristics and which will be suitable for the various surfaces

2.0 SUBMISSIONS

2.1 Samples and Mock Ups

2.1.1 The Contractor shall submit a minimum 3 samples each of the proposed

materials for the Architect or Employer’s Representative's approval prior to the delivery and commencement of the works All bricks and blocks delivered must not fall below the standard of the approved samples

The Contractor shall construct 2000mm x 2000mm sample panels at selected locations for approval prior to the commencement of the works The mock

samples have been approved, samples shall be designated as control samples governing all the subsequent blockwork in the project

2.1.2 The sample panels of the bricks and concrete blocks shall include mortar

materials, brick reinforcement, bond pattern, joint treatment, control joints and method of construction

2.1.3 The approved sample panels shall determine the standard of materials and

workmanship deemed acceptable for the whole of the works

2.1.4 The approved sample panels shall be protected from damage and retained

until completion of the works

2.1.6 The removal of bricks and blocks not up to the standard of the approved

samples shall be at the expense of the Contractor as it shall be his responsibility to accept from the suppliers bricks or blocks of the approved standard only

2.2 Technical Specifications

2.2.1 The Contractor shall submit the manufacturer's product data and technical

specifications for each of the products prior to the commencement of the works Data information to include all dimensions, weights, materials, supporting test data, fire ratings

2.1.5 Bricks and concrete blocks shall be supported by PSB test certificates

2.2.3 The manufacturer's technical specifications for plasticiser or other additives

which are to be incorporated into mortars or grouts shall also be submitted to the Architect or Employer’s Representative for approval

2.3 Acoustic Compliance

2.3.1 The Contractor shall be responsible to carry out acoustic tests and submit

relevant reports to the Architect or Employer’s Representative to comply with the following requirements

Noise Level: To achieve ambient internal noise level as specified

The Contractor shall also be responsible to ensure all coordination from subcontractor works in order to achieve the following acoustic requirements for the following areas

3.0 PRODUCTS

3.1 Bricks (Clay)

3.1.1 Bricks shall be constructed in accordance with TCVN 1450:1986 & TCVN

1451:1986 and BS 5628 unless otherwise specified

3.1.2 Bricks shall be of Dong Nai brick modular 4 holes brick size 80mm x 80mm x

190mm and/or 2 holes brick 40mm x 80mm x 180mm to Internal Brick wall

3.1.3 Bricks shall be good, sound, hard, well-burnt, machine made pressed bricks

with true arrise, true to shape with even texture, free from cracks, obtained from an approved manufacturer and shall comply with SS 103 first grade Bricks shall be delivered to the site by the supplier and shall be carefully stacked in convenient positions on arrival

soft or defective bricks shall be allowed to be used and no bats or broken bricks shall be used except for closers

3.1.4 Samples for testing of quality shall be at the rate of 50 bricks for every

consignment of 30,000 delivered to site and the selection and testing of these samples shall be as defined in BS 3921 and/or latest prevailing Vietnamese Standard, Regulations or Codes Brick samples are to satisfy the following tests:

3.1.4.1 Min compressive strength of 35 MN/m² for load bearing or 20 MN/m² for non-

load bearing

3.1.4.2 Water absorption by weight shall not exceed 25% by mass after immersion in

cold water for 24 hours

3.1.4.3 Should the brick under test fail to comply with the requirements, a second

sample shall be tested Should both samples fail to comply with the tests, the bricks shall be deemed to be not up to the approved standard and the whole consignment may be rejected by the Architect or Employer’s Representative

3.1.4.5 Brick-laying from a consignment shall not commence until samples have been

tested and found to be satisfactory Bricks shall be well wet before laying

3.1.4.6 All external brickwalls shall be watertight and free from water seepage All

external brickwalls shall be well-burnt solid dense brick and no perforated bricks shall be used for external walls Perforated bricks can only be used for internal partitions

3.1.4.7 Concrete kerbs of at least 100mm height should be provided for external

brickwalls to enhance their water-tightness Damp-proof course (DPC) should

be provided in masonry walls to guard against ground moisture To protect against rainwater bouncing off the ground and splashing onto the wall, the DPC should be installed at a minimum 150mm height above the surrounding finished floor level

3.1.4.8 Bricks for fair-faced works, where applicable, shall be individually selected

from consignments delivered to site, with particular regard to uniformity of colour and size, with perfect arises, true faces where exposed and absence of minor defects The facing bricks shall be obtained from an approved manufacturer

3.2 Concrete Bricks & Blocks

3.2.1 Concrete blocks shall be good, sound, hard, true to shape with even texture

and in accordance with TCVN 6477:1999 and SS 76(M) Class A

3.2.2 Samples of concrete blocks taken from the load must be submitted to and

approved by the Architect or Employer’s Representative before being used in the works and subsequent deliveries shall be to the standard of the sample

3.2.3 Samples for testing of quality shall be at the rate of 50 concrete blocks for

every consignment of 30,000 delivered to site and the selection and tested in accordance with BS 6073

Blocks for load bearing use to have a minimum compressive strength of not less than 5 MN/m²

Blocks for non-load bearing use to have a minimum compressive strength of not less than 3.2 MN/m² (Average 8.5 MN/m²)

3.2.4 If the concrete blocks under test fail to comply with the requirements, a

second sample shall be tested Should both samples fail to comply with the test, the concrete blocks shall be deemed to be not up to the approved standard and the whole consignment may be rejected by the Architect or Employer’s Representative

3.2.5 Laying of concrete blocks from a consignment shall not commence until

samples have been tested and found to be satisfactory

3.2.6 Concrete blocks shall be machine-made, hydraulically pressed and vibrated

hard, even in shape, with true arrises, well matured and manufactured from a dense and well-consolidated mixture

3.2.7 Concrete blocks shall be free from distortion, cracks and other defects

3.2.8 Lightweight autoclaved aerated concrete blocks shall not be used to substitute

the specified concrete blocks unless approval have been obtained by the Engineer

3.2.9 Solid Load Bearing Units:

Use where solid concrete blocks are indicated or required for fire-rating, acoustic value or structural considerations Do not use hollow concrete blocks for load bearing walls unless agreed by Engineer and designed by a PE

3.2.10 Nominal face size of hollow concrete blocks 390 x 190x 190mm (external) &

indicated on drawings, with stretcher units, jamb units, header units, square corner units (at ends and corners of exposed or painted work), sash units (at control joints, within masonry wall), and all other special shapes and sizes required to complete the work Prior to delivering any concrete block to the Site, the Engineer will review data for same Data information to include all dimensions, weights, materials, supporting test data and fire ratings

3.3 Cement Mortar

3.3.1 In general, mortar proportions of cement-sand mix for bedding of brickwall

and external rendering should be between 1:3 to 1:5 mixed with an approved plasticiser in compliance with BS 4887 to be used strictly in accordance with the manufacturers' instructions A lower cement ratio is used for bedding of non load-bearing brickwalls

Accelerators, retarders or other admixtures should not be used without the prior review and approval by the Engineer Any admixtures contributive to corrosion shall not be used

3.3.2 Only pre-packed mortar mixes are to be used for plastering

3.3.3 Only sufficient water shall be added to provide a pliable mix Water shall be

from the Vietnam Power main supply

3.3.4 Sand for brickworks shall comply with BS 1200 and Vietmamese TCVN 1770 &

TCVN 127 and shall be clean, sharp, fresh water river sand, free from clay and other impurities and shall be washed and/or screened if required by the Architect In accordance with CP 82:1999, sand used for external plastering should not contain silt content in excess of 5% in mass in order to reduce shrinkage

Average shrinkage requirement under ASTM C 531:2000 is ≤0.10%

3.3.5 Mortar that has developed initial setting shall not be knocked-up for reuse and

3.4.1 Steel reinforcement for the brick or concrete blocks shall be from Expamet

Products (SEA) Pte Ltd or other approved equivalent The steel shall be of No

22 gauge, complying with BS 1449 Part 2

The metal lathing (wire-mesh) reinforcement should be hot dipped galvanised, fabricated from 1.6mm wire 6mm square mesh

3.4.2 The reinforcement in horizontal mortar joints of bricks or concrete blocks shall

be laid over the 1st or 2nd course and at every subsequent fourth course for brickwork and every third course for concrete blockwork

3.4.3 The reinforcement shall be 65mm wide Expamet Exmet for 100mm brick wall

and 180mm wide Expamet Exmet for 200mm brick wall The reinforcement shall be laid, commencing at 150mm above the floor for brickwork and two courses above the floor for blockwork

3.4.4 The reinforcement shall be 150mm lapped at joints and wall junctions Where

penetrations occur in bricks or concrete blocks, the reinforcement shall be provided in two horizontal joints above and below the wall penetration extending 600mm beyond each side of the openings

3.4.5 The reinforcement shall be terminated 50mm away from openings and at

expansion joints Where bricks and concrete blocks meet, joint reinforcement shall be provided for the full thickness of the wall for 600mm beyond the junction

3.4.6 The layer of methal joint reinforcement should also be provided at the

following locations to minimise the development of cracks

1) Interfaces between brick and RC elements

2) Around door frames

3) Around steel lintels; and,

4) Around openings for electrical services

3.5 Damp Proof Course

3.5.1 Damp proof course shall be bitumen polymer sheet with a fibre base weighing

5.40kg/m2 and in compliance with BS 743 and BS 6398 and prevailing Vietmamese Standard or Codes It shall consist of single-layered sheet placed over the full thickness of the wall and lapped 150mm at joints, angles and intersections

3.5.1 Damp proof course shall be provided to all external walls at 1st Storey levels

(ground floor); and at all other levels in direct contact with ground and shall

be laid at approximately 150mm above finish ground level

3.5.2 Damp proof course shall be laid on smooth finished substrates

3.5.3 Damp proof course shall be strip bonded onto the substrates with rubberised

bitumen adhesive to manufacturer's specifications

3.5.5 Before laying the damp proof course, flush up the bed with mortar to provide

an even surface free from projections which might otherwise puncture or damage the damp proof course layer

After laying the damp proof course, a fresh layer of mortar should be laid over the damp proof course as soon as possible, followed by the next course of brick

3.6 Anchors, Ties & Accessories

3.6.1 Bonding Ties/Bars:

Where the brickwall abuts a concrete member, bonding bars should be provided at the joints to minimise cracks at these locations These bonding bars should be secured to the concrete member Alternatively, these bars could be cast together with the concrete member

Bonding ties/bars shall be 6mm diameter mild steel rod 450mm long (minimum 200mm long), split and fanged at ends, with one end cast into concrete for bonding brick/concrete block walls to concrete surfaces at every fourth course

3.6.2 Flat Metal Ties:

use, 1.6mm by 22mm wide, crimped or corrugated, 175mm long Ties to be at every 4th course vertically and at 900mm c/c (staggered) horizontally

Wall ties for cavity wall construction shall be 200mm x 19mm x 6mm galvanised steel in compliance with BS 1243

3.6.5 Provide and build in all special size or shape metal anchors shown on the

drawings, and not specified herein

3.6.6 Metal ties or anchors extending into exterior wall facing must be not less than

0.3mm thick, Type 304 stainless steel

4.0 INSTALLATION/ WORKMANSHIP

4.1 General

4.1.1 The standard of workmanship shall be in accordance with the latest prevailing

Vietnamese standards, Regulations or Codes and BS CP 5628

4.1.1 Brickwork shall be laid and flushed up every course in mortar with all vertical

and cross joints completely filled with mortar No broken bricks are to be used except as closers Brickwork shall be built up in even stages and no part of the work is to be carried out more than one metre higher than adjoining sections

of the same wall or walls bonded thereto Every course is to be kept level and perpendicular

4.1.2 The tolerances from plumb shall not exceed 6mm deviation per storey, with a

maximum deviation of 12mm in the overall height There shall be no deviation from line on plan Deviation of bed joint from horizontal is to be a maximum

of 10mm in 100m The thickness of bed joints, cross joints and perpends shall

be 10mm

4.1.3 Special care shall be taken to prevent mortar and other droppings from walls

under construction from falling onto lower completed finished surfaces of walls and pavings

4.1.4 Completed brickwork shall be kept wet by hosing for at least 5 days

4.1.5 Perform all rough cutting to brickwalls as the work proceeds Cutting to form

bond shall be fine and fair and if necessary special bonding bricks shall be supplied Cut bricks must be provided as required to accurately maintain bonded appearance to suit the lengths and profiles of walls being constructed

4.1.6 Bricks shall be sufficiently wet before laid If the last course laid has become

dry, it shall be well wet before any further courses are laid

4.1.7 Prior to the commencement of the works, all pipes, conduits, drains, sleeves,

bolts, hangers, doors and windows fixing lugs, timber pellets or any other materials necessary to be installed in the brickwork at the time it is to be built shall have been installed, or provided for

4.1.8 Accurate templates for forming doors and windows openings shall be used

where the actual doors and windows are not yet ready to be installed

4.1.9 Ends of reinforcement bars shall be cut, pinned or built-in and subsequently

made good in cement mortar

4.1.10 Holes, mortices, chases and openings in walls for fittings, pipes turn in of

finishings and the like shall be cut or formed and subsequently made good in cement mortar

replaced with approved standard at the Contractor's own expense

4.1.13 All constructed brickwork and walling must be protected from the sun’s rays

during the day on which it is laid and also during the following day and the Contractor must include and provide for a sufficient number of gunny sacks to ensure this is done

Except where specified to be fair face, all faces of brickwork and walling shall

be left rough and the joints raked out to a depth of 10mm whilst the mortar is green to form adequate key for plaster

4.2 Setting Out

4.2.1 The Contractor shall provide proper setting out rods and cut the same to such

lengths as required by all work showing openings, heights, cills and lintels and shall build the various walls and piers to the thickness, widths and heights shown on the drawings

4.2.2 The walls are to be levelled all round at floors No part of the walling shall be

constructed more than one (1) metre higher than any other part at any one time and in such cases, the jointing shall be made in long steps and not by toothing so as to prevent cracks arising All brickwork must be built in level courses, no four courses to rise more than 316mm overall

4.2.3 Completed walls shall be within a tolerance of ±15mm of the setting out

dimensions

4.2.4 Proper plumbing must be carried out to ensure that brickwall constructed are

perpendicular to the floor throughout its height and length Brickwalls that are not constructed straight shall be demolished and reconstructed at the Contractor’s own cost

4.3 Bonding

4.3.1 100mm and 70mm thick brickwalls and concrete blockwalls shall be built in

stretcher bond 200mm thick brickwalls or of greater thickness shall be built in

intersections of walls shall be cut, toothed and bonded together at alternate courses All must be built in level courses; no four courses to rise more than 300mm

4.3.2 Concrete Blockwork generally shall be laid in Stretcher Bond The walls are to

be carried up uniformly, no one portion being raised more than 800mm above another at any one time The work shall be executed course by course and every third course shall be levelled

All blocks shall be well wetted before being laid All walls and corners shall be well bonded, plumb and true, and all perpends and quoins shall be kept strictly true and square No broken or cut blocks shall be used in the work

Except where specified to be fair faced, all faces of blockwork and walling shall

be left rough and the joints raked out to a depth of 13mm whilst the mortar is green to form adequate key for plaster Carefully execute all straight and raking cutting where necessary

4.4 Bedding and Jointing

4.4.1 Bricks shall be laid on a full and perfect bed or mortar of an average thickness

not exceeding 10mm and a maximum thickness not exceeding 10mm Joints shall be thoroughly filled and free from voids Joints shall be struck flush as the work proceeds or as otherwise directed Joints in works to be rendered or plastered shall be raked out to a depth of 10mm to provide a key

4.4.2 The courses shall be horizontal and aligned

4.4.3 Half brick and brick-on-edge walls shall be built in cement mortar (1:3) and laid

in Stretcher Bond

4.4.4 Concrete blocks shall be laid dry and placed in full mortar bed with mortar

joints throughout Only solid concrete blocks shall be used in wet areas and areas where heavy cabinetry is hung Ie Kitchens

4.4.5 Concrete blocks shall have sufficient fire rating for compliance with the Fire

Code for the specific areas

pattern is maintained The use of clay bricks, mortar or other dissimilar materials to fill gaps is not permitted As for all masonry work, irregular or broken bonding can affect structural performance, and the minimum bond should be a quarter of a unit

4.5 Pinning, Cutting and Patching

4.5.1 Bricks and concrete blocks which are specified to be full height from floor to

soffit of slab shall be wedged tightly in cement mortar/ pressurised grouting provided that the depth of the pinning does not exceed 25mm Where the depth of the pinning exceeds 25mm the pinning is to be carried out with purpose made precast cement tiles of approved pattern and of the required thickness bedded solidly in cement mortar

Where fire compartmentation is required according to prevalent Vietnamese codes and regulations, contractor is to ensure no flammable materials are used Ie PU foam

4.5.2 Cut and pin or build in ends of lintels, bearers, brackets or bars, railings, etc

and make good in cement Leave or form all holes, mortices, openings etc in brickwalls as necessary for fittings, pipes and the like and make good in cement

4.5.3 Cutting to form bond shall be fine and fair Bricks and concrete blocks which

require cutting or fitting shall be cut accurately to size with motorised carborundum or diamond saws producing clean cut edges

4.5.4 Holes required to be made in bricks and concrete blocks shall be neatly drilled

to appropriate size No power fastenings shall be allowed Holes shall be patched neatly with mortar to match the appearance of the bricks or concrete blocks

4.5.5 Cutting and patching of masonry exposed to view, to accommodate work of

other trades or for other conditions, will not be permitted, unless approved, before proceeding with same

4.5.6 Cutting and patching of masonry work, not exposed to view, to accommodate

work of others which cannot be built in as the masonry work progresses, shall

be performed by skilled masons

4.5.7 All masonry which requires cutting or fitting shall be cut accurately to size,

producing clean-cut edges

4.5.8 Holes made in exposed masonry units for attachment of handrail brackets and

similar items shall be neatly cut to proper size

4.5.9 Patching of exposed work, if permitted in lieu of removal shall be patched

neatly with mortar to match appearance of masonry units as closely as possible

4.6 Chases and Reveals

4.6.1 Chases, reveals, holes and recesses in the walls shall be provided to receive

frames, pipes, conduits, cables, etc as required except where such chases, reveals, holes and recesses are specifically stated to be executed by nominated sub-contractors It is the Contractor's responsibility to identify all such chases, reveals, holes and recesses required for co-ordination of the works and the provision of such is at the Contractor's expense regardless of the circumstances requiring thereof

4.6.1 Chases, recesses, anchors, inserts, reglets, door frames, access doors, louvres,

panel boards, junction boxes, grounds, lintels, bearing plates, steel bearing on masonry work and all other provisions for works of others shall be built into the masonry work as it progresses; not cut in All such item built into masonry work shall be accurately located, plumb, level and true, free of distortions, and

in proper alignment

4.6.2 Verify approval has been obtained of installation of pipes, conduits, ducts, etc,

before building chases or enclosing with masonry

4.6.3 No chases will be permitted in exposed masonry work

4.7 Junctions and Cornerstone

4.7.1 When bricks and/or concrete blocks meet or intersect, the intersection shall

be fully bonded The walls at the intersection of brick/concrete blocks shall be anchored together by stretcher bond; the alternate courses of one wall projecting into the other wall shall be at least 75mm

4.7.2 Cornerstones shall be formed with heads and stretchers in alternate courses

4.7.3 The junctions of brick/concrete blocks to concrete walls shall be anchored with

bonding ties spaced at maximum 400mm centre vertically for concrete blockwork and 300mm centre vertically for brickwork One end of the bonding tie shall be embedded into the concrete and hooked onto the concrete reinforcement and the other end of the bonding tie shall extend 200mm and built into the brick or concrete block work

4.8 Vertical Control Joints Installation

4.8.1 Provide vertical control joints in brick/concrete blockwalls where the walls

abut concrete, steel, or other dissimilar materials and at the intersections of concrete blockwalls and within lengths of concrete blockwalls so as to provide joints at a maximum spacing of 9000mm centre with 10mm wide joint

4.8.2 Where vertical control joints occur within the length of brick/concrete

blockwalls they shall be constructed by installing vertical control fillers while laying the brick/concrete block work Vertical control joints shall be kept free

of mortar and reinforcement shall not be extended through the joints

4.8.3 Where vertical control joints occur at abutting similar materials and the

intersections of brick/concrete block walls, provide a 20mm deep raked joint

in the vertical mortar joint for the full height of the wall and on each side thereof

4.9 Building In Metal Frames

4.9.1 Openings for doors, windows and ventilators etc shall be properly marked out

and left unbuilt until the metal frames have been fixed into position Metal frames shall be built in as the work proceeds and shall be bedded solid in cement mortar (1:3) Metal frames shall be carefully fixed and stayed in position and be anchored into brick/block walls with mild steel holdfasts

4.9.2 Provide 300mm x 25mm x 3mm mild steel holdfasts, one end turned up twice

holed and screwed to back of frame and the other end split and built into joints

of brickwork to all frames in brick/block walls at approximately 600mm centres

4.9.3 Apply one coat of approved rust inhibitive primer to surfaces of holdfasts

before building into bricks/blocks

4.9.4 Metal frames bracings shall not be removed until the frames have been

completely built into the brick/block work and the brick/block work has attained its full strength in approximately 7 days

4.10 Building in Timber Frames

4.10.1 Openings for doors, windows and ventilators, etc shall be properly marked out

and left unbuilt until the wooden frames have been fixed in position All timber frames shall be built in as the work proceeds All door frames, window frames and vent frames, plates, etc shall be bedded in 13mm thick cement mortar (1:6 incorporating plasticiser) All door frames shall be carefully fixed and stayed in position and shall be anchored into walls with 38 x 3mm wrought iron holdfasts of 225mm girth, one end turned up 75mm and twice countersunk drilled and screwed to frame and other end swallow-tailed and built into joints of walling at approximately 600mm centres

4.11 Grouting/ Mortaring

4.11.1 Frames and other items embedded or built into brick/block work shall be fully

grouted with mortar grout

and similar metal items embedded or built into masonry work and concrete work All frames to be fully and solidly filled, full height of jambs and full width

of sills and heads

4.11.2 Lintels, bearing plates and steel bearings of brick/block work shall be solidly

grouted with mortar grout Areas around pipes, ducts and all other items which pass through brick/block work shall also be fully grouted with mortar grout for airtightness, and to prevent air leakage

4.11.3 Fire stops to be provided to all electrical telecoms and service duct openings,

including cable/ pipe penetrations in floors and walls as indicated in drawings,

or where wall is indicated as a fire rated wall / compartment wall in the drawings with fire stopping sealing compound, in accordance with manufacturers’ instructions

4.11.4 All external joints or brickworks abutting concrete works shall be grouted with

approved high strength non-shrink cementitious grout The Contractor shall include the cost of providing the non-shrink cementitious grout in his tender

4.12 Lintels and Stiffeners

4.12.1 Lintels shall be required for openings larger than 200mm wide for brickwork

and 190mm or 290mm wide for concrete blockwork depending on the sizes of blocks used

4.12.2 Lintels shall be precast reinforced concrete or steel in accordance with the

structural details

4.12.3 Lintels shall have a minimum of 100mm bearing at each end for spans up to

1200mm with an increase of 15mm at each end for each additional 300mm of span

4.12.4 Where half brickwall panels exceed 5000mm in length and/or 4000mm in

height, provide concrete vertical and/or horizontal stiffeners adequately tied

to structure

4.12.5 Where the jamb to column is less than one full brick, reinforced concrete

stiffeners shall be provided All double-leaf doors shall be provided with reinforced concrete stiffeners

4.12.6 The Contractor shall provide 200mm wide expanded metal lathing strip

between concrete column/wall and brick/ blockwall for plastering over to prevent cracking of plaster

4.13 Water Penetration Tests

4.13.1 The external brickwalls shall be subject to water penetration tests at the

window interfacing with plastering works, the joints between RC and bricks and joints between the top course of bricks and soffit of RC beams Generally, all joints which allow the passage of light shall be grouted with cement mortar (1:3)

4.13.2 The water penetration tests, where applicable, shall be carried out from

outside by direct hosing of the walls for a duration of minimum 30 minutes with a continuous jet of water from a water hosereel The walls shall be examined for dampness or water seepage during the test and within one hour after completion of the test

4.13.3 The cost of the tests, where applicable, including the supply and disposal of

water and all rectification works shall be borne by the Contractor

4.14 Protection

4.14.1 Bricks and concrete blocks shall be stacked clear of the ground and protected

from inclement weather, chipping or damage

4.14.2 During construction, walls shall be protected from heavy rain with tarpaulins

or suitable coverings Newly erected brickwork is to be protected against inclement weather to prevent the mortar from being washed out of the joints

4.14.3 Exposed outer corners subject to damage during construction shall be

protected with wooden barriers

4.14.4 At end of each day’s work, immediately cover tops of masonry work which may

be exposed to weather Cover with non-staining waterproof covering extending down at least 600mm on each side of the work and securely anchor the covering in place

4.14.5 Partially completed masonry partitions, subject to any unusual wind pressures,

shall be fully braced on both sides to withstand same Remove bracing when

no longer required

4.14.6 Finished surfaces and cornerstones are to be protected where necessary to

avoid damage during the building operations

4.14.7 Concrete blocks delivered to site shall be unloaded onto dry level area and

should be protected from becoming wet Concrete blocks which have become wet shall not be used until they have dried out to minimise drying shrinkage movement

4.15 Cleaning

4.15.1 Removing mortar from exposed brick/block surfaces as work is laid to prevent

staining and accumulation of mortar Fill any nail holes in mortar joints with mortar when nails are removed

4.15.2 Replace broken or damaged bricks/blocks where exposed Damaged bricks/

blocks where concealed, may be repaired if approved by the Architect or Employer’s Representative Defective mortar joints in exposed brick/block work shall be removed and replaced with proper mortar and pointed Remove mortar projections from exposed brick/concrete block walls without damaging faces of brick/block work

4.15.3 After completion of repair work, clean surfaces of all exposed brick/ block

work with clean water and stiff fibre brushes until all dirt, stains, efflorescence,

scrapers or acids Protect adjacent surfaces from damage during cleaning operation

4.16 Defective Bricks/ Blocks

4.16.1 Cut out any defective bricks/ blocks found in the work after completion and

replace with sound ones at the Contractor’s expense
