1.1 Overview
Deutsches Haus is a pioneering premium grade office tower strategically located on the
corner of Le Duan Street and Le Van Huu Street (District 1, HCMC) The 25-storey& basement building consists of approximately 30,000 net square meters of prime office and is expected to be completed in the 3rd Quarter of 2017
4-Building amenities
Approximately GFA 40,000 square meters for:
− Office and exhibition facilities
− Restaurant, outdoor terrace, and pool
− German Club
− 4 dedicated levels of parking
− Apartments for rent on the upper floors
− Showcasing sustainability and Green Building practices
1.2 LEED requirement
LEED (Leadership in Energy and Environmental Design) is a rating tool that issued by US Green Building Council (USGBC) The LEED Green Building Rating Systems are voluntary, consensus-based, and market-driven Based on existing and proven technology, they evaluate environmental performance from a whole building perspective over a building’s life cycle, providing a definitive standard for what constitutes a green building in design, construction, and operation The LEED rating systems are designed for rating new and existing commercial, institutional, and residential buildings They are based on accepted energy and environmental principles and strike a balance between known, established practices and emerging concepts Each rating system is organized into 5 environmental categories: Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, and Indoor Environmental Quality An additional category, Innovation in Design, addresses sustainable building expertise as well as design measures not covered under the 5 environmental categories Regional bonus points are another feature of LEED and acknowledge the importance of local conditions
in determining best environmental design and construction practices
LEED certifications are awarded according to the following scale:
− Certified 40–49 points
− Silver 50–59 points
− Gold 60–79 points
− Platinum 80 points and above
Deutsches Haus is aimed to get a LEED Gold certificate in "LEED Reference Guide for
Green Building Design and Construction" version 2009

3 SS PRE 1 - CONSTRUCTION ACTIVITY POLLUTION PREVENTION
3.1 General Requirement
Create and implement an erosion and sedimentation control plan for all constructionactivities associated with the project The plan must conform to the erosion and sedimentationrequirements of the 2003 EPA (Environmental Protection Agency) Construction GeneralPermit OR local standards and codes, whichever is more stringent This plan must describe the measures implemented to accomplish the following objectives:
− To prevent loss of soil during construction by storm water runoff and/or wind erosion, including protecting topsoil by stockpiling for reuse
− To prevent sedimentation of storm sewers or receiving streams
− To prevent pollution of the air with dust and particulate matter
The erosion and sedimentation control plan should be incorporated into the construction drawings, with clear instructions regarding responsibilities, scheduling, and inspections
3.2 Practice
Step 1: Contractor Prepare Storm water Pollution Prevention Plan (SWPPP), refer to Appendix A
Step 2: Performance SWPPP during the construction phase
Step 3: Make SWPP progress report including SWPPP training log, date-stamped photos showing erosion and sedimentation control measures on-site during construction, inspection logs and corrective action log in response to problems

Diversion measures: In order to divert the C&D waste from the construction site, the
measures below will be taken HoaBinh and Citenco are in charge to inspect these measures are carried out onsite Some of these measures include, but are not limited to:
− Diverting salvageable materials from disposal where feasible, and storing them in
a dry and clean area
− Labeling all recycling containers clearly and in the most appropriate languages, and locating them in close proximity to the building under construction phase
− Hazardous waste will be managed by a licensed hazardous waste vendor
Waste Prevention: In order to prevent the generation of new waste onsite during
construction, HoaBinh requests that each major vendor cooperate in planning for minimal
or take-back packaging, and just-in-time delivery
Transportation: Citenco will collect construction waste very day via truck Waste will be
transported out of the Site to Binh Chanh landfill and recycle center
Documentation: HoaBinh will hire Mr Le Hoang Son (representative of Citenco), who is
authorized from Government to collect, segregate and treat the construction waste The detail waste management process of this company will be shown in “HOABINH - PROCESS OF WASTE MANAGEMENT.pdf”
Contamination Prevention Measures
The best practice measures for keeping materials destined for recycle and reuse free of contaminants and wet waste include:
− A designated location on site will be served for this purpose In term of HoaBinh’ responsibility, all waste materials will be sorted separately by following categories: waste materials (concrete, steel and plastic), hazardous waste materials, and store them at designated location on site
− All waste containers are watertight and covered securely to prevent rain water pollution
Communication and Education Measures
The regular communications about CWM practices throughout the construction process include:
− HoaBinh sets up the waste management plan at the beginning of construction stage
− Work with Mr Le Hoang Son (Transported Teams Waste) for the waste collecting process / waste management process and the compliant procedures
Trang 9− Waste prevention, recycling training and recycling activities will be discussed at each site safety meeting with all key employees
− All sub-contractor will be notified of this plan and will be expected to comply with the plan
− All sub-contractor will receive a copy of this plan and clearly specify this waste management plan as a mandatory requirement
− Providing a list of acceptable / unacceptable materials for recycling or reuse and posting it on site
− Assign one or two staffs to record and manage the quantities of waste

Step 2: Monitor and record all construction waste generated onsite, list quantities of each type that were diverted and landfill, and the total percentage of waste diverted from landfill disposal Below is the waste record that HoaBinh tracked until August 2015 The spreadsheet show more than 85.34% waste is diverted from the land fill which makes a contribution to get 2 points for LEED and qualify DGNB - PRO2.1 Environmantal Impact

7 IEQ C3 - CONSTRUCTION INDOOR AIR QUALITY MANAGEMENT PLAN
− Protect stored on-site and installed absorptive materials from moisture damage
− If permanently installed air handlers are used during the construction, filtration media with a minimum efficiency reporting value (MERV) of 8 must be used at each return air grilled Replace all filtration media immediately prior to occupancy
7.2 Practice

INDOOR ENVIRONMENTAL QUALITY MANAGEMENT PLAN
Minimize pollution affect to HVAC system
− The most significant potential IAQ sources from construction are dust, moisture, and VOC’s If there are any construction works that generate dust, such as drywall sanding, concrete cutting, masonry work, wood sawing and insulating or pollution levels occur, the Contractor will coordinate with MEP Contractor to isolate the area where is installing the HVAC system, cover the HVAC equipment storing at the Site, seal off the return air system openings completely for the duration of the task
− The Contractor cooperates with the MEP Contractor to supply the suitable ventilation system in the construction process (depending on the spaces with humidity, dryness fraction, high density smell and other pollution activities) to ensure the indoor air quality as well as safe health for the workers
− The mechanical rooms are not used to store construction or waste materials Rooms should be kept clean and neat This activity is the responsibility of the all Subcontractors and monitored by Main Contractor, for conformance to the IAQ plan
− Documentation that the above guidelines are followed during the construction phase of the project, pictures will be taken daily by the Mechanical Contractor and
