CHAPTER 1: INTRODUCTION

This internship course aims to give me real-world work experience and teach me skills that

I can use in my future employment Additionally, I want to develop and practice professional working behaviours in a global firm, such as attire, timeliness, communication, and attitude And finally, I hope that I can develop friendships with people that could help

me in my future profession during my time working as an intern

Every organisation's sales department is essential to the company's success The kind and crucial function of sales is to close the gap between a potential customer's wants and the goods or services the company provides that can meet those needs Sales are crucial

one-of-a-to fostering consumer loyalty and business partnerships The primary facone-of-a-tors that influence

a customer's decision to endorse your business to a friend or family member or to leave a positive review of your goods or service are trust and loyalty

When I joined the company, more specifically, my team at the first days, I felt the happiness appearing on everyone’s faces I participated in the Sales team of GMLAND on the 6th floor

at the address 323 - 325 Hùng V°¡ng, Ph°ờng 9, Quận 5, TP Hß Chí Minh My team had around 40 members and the office was a traditional kind (closed office space) Everything was still fine until we were announced to move to a new office on Cong Quynh street Ironically, nearly half of my team resigned or were laid off The open office, whose benefits such as collaborations, networking, relaxed atmosphere are better compared to the traditional one, seemed to be ineffective with my team’s case.What was it really happened? This report will illustrate the previous problem and my comments for this

+ GMLAND (old address) has 6 floors Each floor has 1 Chief Sales Executive and 1 Deputy Chief Sales Executive On our floor - floor 6th, our CSO

is Bùi Anh Hiệp and our deputy is Nguyễn H¿nh Dâng

+ Bàu Bàng is a rural district of Bình D°¡ng province in the Southeast region of Vietnam + It has more than 82,000 citizens, 1 town (Lai Uyên) and 6 rural communes (Cây Tr°ờng, Lai H°ng, H°ng Hòa, Long Nguyên, Tân H°ng, Tr¿n Văn Thß)

+ It is around 60 km from HCM city to Bau Bang

- Say hello to the customer

- Introduce what our company is selling

- Ask them about their demands

- The 4th step depends on the 3rd step (if the customer is not interested in our products and services, thank them & say goodbye; otherwise, I will continue the 5th step)

- Consult them on some information about the Urban Dream Land such as the location, geography, the population, benefits and potentials to buy the land

- Ask for their income

- If they do not have enough money, advice them to borrow money from our bank partner (MSB)

Located in the West of Hanoi, located on Tran Duy Hung Street, directly connecting with

Ba Dinh administrative-diplomatic area, also the main route from the city centre to Thang Long Boulevard, Ring 3 and neighbouring provinces, 216 3 Summit owns one of the city's last gold land funds

There are a variety of tasks that a Marketer in GMLAND has to do:

+ Manage GMLAND website: Include listings on http://gmland.vn/ site and update them regularly

+ Develop email marketing campaigns: notify contacts when new real estate listings are available Add photographs of the homes with links to the complete listing, a video tour of the property, or a virtual staging of the house

+ Run paid Facebook campaign: Publish content marketing and articles on Facebook

in an effort to draw new followers and keep in touch with current ones

+ Establish real events for customers to visit GMLAND’s lands and houses: the team frequently make events for GMLAND clients to meet our lands and houses and comprehend the potential and the accommodations

c) Sales

GMLAND has more than 100 hard-working salespeople who aid clients in the acquisition, disposition, or leasing of available real estate and land However, we basically use phone call consultation as the main means, which includes receiving the database of customers from banks, calling around 200 - 300 numbers per day, introducing them to our existing projects, asking about their demands, asking about their financial conditions and asking them for a direct meeting In case, the customer does not have enough money, we also propose a plan of borrowing from our bank partners
