That Southern Methodist Uni versity as Grantor for good and valuable consideration given by the City of University Park Texas as Grantee, the receipt and sufficiency of which is hereby acknowledged has granted dedicated and conveyed and by these presents does grant dedicate and convey unto the said City of University Park Texas right-of-way for public stred and alley purposes including the right of ingress egress and regress therein to construct maintain, and repair public and alley street improvements and any and all other appurtenances or improvements deemed necessary by said City into, over, under and through that certain 150

square feet tract of land described and depicted in Exhibit "A" attached hereto and made part hereof for all purposes the same as if fully copicd herein.

To have and to hold the above described public street and alley right-or-way in and to said premises with the right of ingress egress and regress therein together with all and singular the usual rights thereto in anywise belonging unto the said City of University Park Texas its successors and assigns forever and Grantor does hereby bind itself its successors and assigns to

\i an'ant and forever defend, all and singular the said premises unto the said City of University Park Texas, its successors and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof by through or under it but not otherwise.

EXHIBIT "A"

Being a 150-square-foot (0.0034 acre) tract of land situated in the Jefferson Tilley Survey, Abstract Number 1480, City of University Park, Dallas County, Texas and being a part at Lots 10 through 13, of

Block A, Berkley Addition, an addition to the City of University Park, Dallas County, Texas, according to the plat recorded in Volume 1, Page 534, Map Records, Dallas County, Texas and being more

particularly described as follows:

COMMENCING at a 1/2" iron rod with yellow plastic cap stamped "RPLS 1890" found in the north

right-ot-way line of Daniel Avenue (a variable width right-of-right-ot-way), being the southeast corner of Lot 13, Block A, said Berkley Addition and the southwest corner of Lot 1, Block B, S.M.U Sorority Addition, an addition to the City of University Park, Dallas County, Texas according to the plat recorded in Volume 16, Page 143, Map Records, Dallas County, Texas;

THENCE South 89° 12' 35" West, along the north right-of-way line of said Daniel Avenue and the south

line of said Block A, a distance of 100.00 feet to a chiseled "X"in concrete set at the intersection of the north right-ot-way line of said Daniel Avenue and the east line of a 14-foot alley in said Block A, said

intersection being the southwest corner of said Lot 10;

THENCE North 00° 56' 04" West, along the east line of said 14-foot alley and the west line of said Lot 10,

a distance of 216.59 feet to a chiseled "X" in concrete set on the east line of said 14-foot alley and the
