PROJECT INFORMATION
The project consists of a new South Campus Union proposed to be a 231,000 square foot facility The project includes a 270-stall underground parking ramp, technology-equipped meeting rooms, improved recreational facilities, a 400-seat auditorium, a 1,000-seat banquet hall, lounge space, expanded food service, expanded retail offerings, and 60 guest rooms Design and construction will include sustainable elements with a goal of becoming certified by the Leadership in Energy and Environmental Design (LEED) Green Building Rating System™ The project includes the removal of the existing Union South (227 North Randall Ave.), Hi-Ray Hall (1308 W Dayton St.), and Randall Towers (1314 W Johnson St.) and vacation of a portion of West Johnson Street The project design will also accommodate a future inter-modal transportation hub for a regional bus stop, commuter rail stop, and bike station
Special project requirements include:
—Compliance with the Division of State Facilities Sustainable Facilities Guidelines;
—Achieving “LEED–Silver or better” performance w/certification;
—Special energy conservation measures, features, goals, renewable energy systems, etc
—Other special technical requirements to be defined which may have complex interaction between M E P systems The owner’s project requirements are described in Broad Scope Program Model draft dated April 28, 2008 prepared

The construction estimate is $67,668,500 with total project budget of $87,700,000

Start of Construction (demolition) January, 2009

Design team includes prime A/E Workshop Architects, Inc., Milwaukee, Wisconsin in association with Moody Nolan, Ltd., Columbus, Ohio and primary sub consultants Rocky Mountain Institute (sustainability), Boulder, Colorado; Olin Partnership (landscape architecture), Philadelphia, Pennsylvania; Graef, Anhalt, Schloemer & Associates, Inc (civil, landscape architecture, structural), Milwaukee, Wisconsin; Arnold & O’Sheridan, Inc (plumbing, mechanical, electrical & telecom), Brookfield, Wisconsin; Professional Audio Designs, Inc (audio-visual), Wauwatosa, Wisconsin; Envision Strategies (food service), New Cumberland, Pennsylvania; Ricca
Newmark (hotel design), Brooklyn, New York; and Rider Levett Bucknall (cost estimating), Phoenix, Arizona This project will use the services of a Construction Manager At Risk (CMAR) currently under selection

Commissioning services will be in accordance with DSF Level 2 as described in the DSF Policy & Procedures for
Commissioning of State Facilities It is the Owner’s (DSF) intent to achieve LEED Credits EA Credit 3-Enhanced Commissioning and EA Credit 5-Measurement & Verification Verify that building systems and equipment are
installed and perform according to the owner’s project requirements, basis of design, and construction documents The commissioning services provider (CxP) will be independent of the design team and will report directly to DSF DSF expects commissioning services to commence at full execution of a contract and Notice to Proceed concurrent with the design phase
Scope of commissioning activities and commissioned systems will be as indicated in the two attached tables
Deliverables
Deliver all required submittals in electronic form, either in source or PDF form, in formats compatible with DSF’s computer equipment and software In addition, provide two hard copies

Proposed commissioning team: Identify who will be providing commissioning services and any sub consultants Qualifications: Provide documentation of expertise, qualifications and descriptions of relevant past projects for the
consulting firm and for the individual(s) who will be performing the services
